“Gavin's knowledge and experience of building an office space from the ground up, especially a real estate space was phenomenal.” Pat & Tracy Kilkenny
What a transformation; from the ashes of a local Sunbury fruit shop, a star is born! Patrick & Tracy wanted razor sharp styling, clean lines & quiet sophistication for their new offices. The ICON INTERIORS 5 Wellbeing Principles© were used to optimise every element for maximum return on investment, creating thrilled staff & a premium guest experience. Creating a workplace that fosters both teamwork & a great customer service culture, began with an intensive need’s analysis based on best practice methodology, followed by intelligent space planning. Working closely with Pat & Tracy, the suite of interior design finishes was exhaustively experimented with using 3D graphic modelling to demonstrate ideas, bringing the space to life before a hammer was picked up. From the sharp crisp lines of the reception feature wall behind the concrete look curved reception, to the stunning parquetry floors, the result is elegant sophistication. The final build in Sunbury included everything from new electric shopfronts, new toilets, ceilings, walls, carpets, air-conditioning & workstations. The results speak for themselves! Splitting the one tenancy into two, allowing the potential to rent the smaller one out, was something that made a lot of sense to Pat & Tracy in terms of ROI.
From fruit shop to real estate, this Sunbury building is unrecognisable! Brand new shopfronts & a completely reshaped interior turned the ugly duckling into two swans, creating a pumping office fitout in Sunbury for Patrick Kilkenny, Tracy Kilkenny & their awesome team. Their team, including the wonderful Briya Dinnage who greets everyone with a mile-wide smile & the amazing over performer Lisa Totaro, were cramped and unable to fulfil their potential in their old office just around the corner. To this end, Patrick gave ICON INTERIORS a call to assist with making their dream a reality.
The configuration of the team was Pat & Tracy’s priority, to allow for effective collaboration & cross pollination between senior & junior staff. Easy communication between rentals staff (without compromising on overhead file storage) was especially important to quickly resolve questions, and for the sales staff acoustics was imperative. In the front of house, presenting a highly professional client area with adequate boardroom & meeting room space, along with a very generous reception & waiting area, was paramount.
As part of our acoustic mitigation strategy, we included a high performance ceiling tile throughout the tenancy other than the Meeting & Boardrooms. A plaster ceiling for the boardroom & meeting room was selected to complete the high end look, compensating for the reflective surface by installing acoustic material to one wall of each room.
In order to comply with the BCA (Building Code of Australia) which requires disability access (without a demeaning path of travel), we installed a ramp to the front of house.
The interior design vision was very much lead by Tracy’s view for the space. It needed to be something clean, sharp & modern but not boring or clinical. In reception, a stunning Karndean herringbone vinyl plank brings warmth to the crisp white walls, slat feature wall & unbelievably realistic concrete look laminate (Polytec White Cement) reception desk. Timber look laminates with a classy black edging, which we are able to do due to our very customised approach in manufacturing joinery for office fit out Melbourne & suburbs, give a contemporary vibe to the space. Charcoal acoustic panelling, geometric patterned carpet, black powdercoat & black strapping to the glass complete the sharp look.
In the very back section of this office fitout Melbourne full height sleek white cupboards with black lip pulls from Dorset Touch Handles create a backdrop for a Manhattan- style kitchen. The classic combination of timber & black cabinetry, white engineered stone, white finger mosaics & black tapware looks stunning. The bathrooms are largely neutral, utilising terrazzo look ceramic tiles, black cabinetry & white finger mosaics.
Splitting the large fruit shop into a super office for YPA on the right- hand side, & a smaller left-hand side tenancy to be rented out enabled Patrick & Tracy to get an increased return on their investment. Complete with level disabled access at the front, an electric sliding door, a fully compliant disabled toilet, air conditioning & a classy kitchenette, the tenancy is perfect for a range of potential tenants.
Transforming this old building from a dirty shell into a slick office was very rewarding for the ICON Trade Team – and another great client to add to the much-loved ICON Client Family.
What our clients say...
“Gavin's knowledge and experience of building an office space from the ground up, especially a real estate space was phenomenal. We were lucky to be working with such wisdom because acoustics, keeping our team culture alive and of course, having a beautiful space for our team to work in were our top priorities. The end product of our beautiful office is something we are proud of and we thank the team for their finishing touches.” Pat & Tracy Kilkenny
